How to Buy a Home Easily: Most people
do not have perfect credit. We understand that even hard
working people with good character can experience some credit
challenges when trying to get a traditional mortgage. At Integrity
Home Buying, LLC, we make it EASY to qualify even
with imperfect credit. We deal primarily with individuals
who have had problems obtaining a mortgage from traditional
lending sources. Our programs have helped hundreds to buy
the home of their dreams, even with some credit problems
or the self-employed.
We are not Realtors. We
are not a mortgage company although we have connections with
them. We are private investors and that makes us a great
deal more flexible. We look at your individual situation.
Such things as job stability of 12 months or more and motivation
evidenced by your down payment, count heavily with us. We
know that most homebuyers with these attributes are good
risks over the long term. We especially help the self-employed.
If you have 5 to 10 % cash down payment and closing costs and are
employed we can probably put you into the home of your choice.
We also know that
buying a home can be a frustrating experience so we try
to make it EASY for you. There is a pre-qualification
process, but it is done much easier than traditional mortgage
requirements. If you are not in bankruptcy proceedings
currently or a recent foreclosure we can probably work
with you with 5 to 10 % cash down payment and closing
costs.

You select the home that you want. We buy it for all CASH
and then OWNER FINANCE it back to you. We
provide loans at a fixed interest rate on 30 year terms.
There is never a prepayment penalty. No up front fees.

For the home
of your choice, just follow these 5 easy steps:
- To begin the process, submit the FORM,
or just call us at 804-741-8181 or Email.
- Once we agree to work together to finance
the home of your choice, there is a pre-qualification that
must be filled out and signed. However, it is only one
simple page. It authorizes the credit report our investors
require. Although we accept much lower credit scores than
traditional lenders, this pre-qualification helps us to
structure payments according to your budget, tells us what
paperwork will later be required (for example, a higher
down payment may not need to verify income), and lets us
know you are serious about this. Upon receiving your submitted FORM,
a local private real estate investor will provide you with
the pre-qualification for your authorization and answer
any questions you might have.
- After pre-qualification we can discuss
your home buying preferences and move to the selection
process. You are free to work with Realtors or For-Sale-By-Owners
in selecting the home of your choice for us to make a cash
offer on and then Owner Finance to you.
- Once you have chosen the home you want,
we will approach the owner and negotiate a cash price for
the home. After arranging a small discount on the home,
we then contact you and let you know we are ready to purchase
the home and resale it to you with the financing that fits
your payment budget.
- We use Standard Real Estate Purchase
Documents and will fully explain them to you but you are
always free to take them to an attorney of your choice
if you wish. You will be required to place an earnest money
deposit and closing will usually be arranged within 30
days. We do all the closing arrangements with the Title
company, guide you in getting the hazard (fire) insurance,
and let you know when to bring the remainder of the down
payment. This simple process has helped hundreds of families
qualify for homes they otherwise could not get into.
